To apply for a rental property, simply visit our website, navigating to the top menu, and clicking the blue button labeled 'Rental Application.' Next, choose the property of interest and fill out the required information on the application.

We highly recommend you visit the property in person before making any decisions. However, this may not be possible for those relocating from a distance. Please remember that once you have applied, signed the lease, and paid the deposit, you must abide by the lease agreement, even if the property does not meet your expectations when you arrive.

Yes, all tenants are required to sign a lease, which can be done electronically or in person. Most of our properties have a 12-month lease term, and a written lease is always provided.

Security deposits are (1) month's rent and must be paid in full before moving in. It is separate from any rent payments and is held as security for the property owner against potential damages.

Please be advised that rent payments are due on the 1st of every month, and there is a grace period until the 5th. A late fee will be applied if you fail to pay by the 5th. We strongly recommend making your payments through the tenant portal to make things easier and more secure. Cash payments are not accepted.

Rent increases are typically evaluated during lease renewal and are influenced by market conditions, property analysis, and owner requests. Increases are not guaranteed and will not occur during an active lease term unless specified in the lease agreement.

We adhere strictly to Fair Housing Laws, which prevent us from waiving late fees. To promote fairness, we highly recommend that all tenants make their rent payments on time.

It is essential to communicate with us if you anticipate a late payment. Late fees will apply, but we understand that situations can arise, and we may be able to prevent severe actions, such as eviction, for prolonged non-payment.

Roommates are allowed; however, they must be approved through a rental application process, which includes an application fee and screening. Moving someone in without approval is a lease violation and could lead to lease termination.

Emergencies are situations that threaten life or cause significant property damage, such as severe leaks, fires, or heating failures in cold weather. Non-life-threatening issues are not considered emergencies.

Pet policies vary depending on the property and lease terms. To add a new pet, you must obtain approval from our office, and each request is processed individually. Failure to obtain approval for a pet may result in fines or eviction.

Lock changes require approval as they violate lease terms. Please request a lock change through our office if you need new locks. A fee may apply, but we'll do our best to accommodate your request.

In case of an emergency, entry may be necessary without notice. We aim to notify you in advance for regular maintenance. We'll try to conduct work when you're available, but we may need some flexibility in scheduling.

All tenants must have renters insurance before moving in and provide proof of insurance to receive the keys. We offer assistance in obtaining insurance if needed.
